Notice Drafting and Serving – $450 + service costs (no additional markups)
Preparation of all necessary notices, including 3-day, 30-day, 60-day, Change of Ownership, and 24-hour notifications.
Guaranteed draft and delivery within 24-48 hours, with detailed tracking for assured compliance and verification.
3. PRE-FILING NEGOTIATION SUPPORT
Settlement Negotiation – We engage with tenants and their attorneys on your behalf to negotiate a resolution before escalating to court.
If a resolution is reached, we draft a comprehensive settlement agreement to formalize terms and avoid further legal steps.
4. UNLAWFUL DETAINER FILING AND MANAGEMENT
Filing of Unlawful Detainer Complaint: Full preparation, filing, and service by a certified process server, ensuring accurate tracking.
Response Monitoring: If an answer is filed, we conduct a thorough review; if no response, we promptly prepare and file a Default Motion.
Discovery Process: Includes all necessary interrogatories, document requests, and admissions to secure evidence and prepare for potential trial.
Sanctions: We file motions for sanctions as needed to address non-compliance with discovery requests.
